I'm not a Mamilla fan (though granted I stayed there right when they opened on Starpoints) but what about David Citadel?

I actually stayed there once and was pretty disappointed. The room was not cheap by any means, carpet was dirty and room was tiny! The suites are nice but a basic room is pretty sad for what you pay. IMHO

Such a shame Hilton let that slip through their hands.

Me neither, Its very boutique and im more into the luxury..
Citadel needs some upkeep. Israeli's dont know how to maintain a hotel.

Israeli don't need to upkeep hotels. They have sky high occupancy rates year round and theres no market for even more expensive rooms.

most of the hotel business in j'lem goes to tour groups, primarily christian.  they're not looking for fancy hotels and expensive rooms.

They are moving- i looked at it recently- some things are in the very advanced stages- but some of it looks like they are lagging- hard call.

If they're not even selling rooms for cash I don't see it would be possible.

They actually are selling packages for Succos just not on their website. I saw a quote from them!

If they sell enough rooms not via HH channels they can probably get out of their Hilton franchise agreement for free.

I am sure they will find a way to remain in the franchise but but wiggle out of accepting points!

They likely want out of the HH franchising agreement. Just like the Citadel a decade ago.

Why is that? Doesn't bring them enough marginal revenue or room occupancy, or b/c they can fill up by themselves?
