Correct. He can only raise you 5% (or 6?) per year and can not kick you out unless he himself is moving in down there. You have rights according to the law.

Pretty sure it's 5%. And landlord can raise it more if expenses went up. Which it almost always does thanks to NJ corrupted property tax system.

A landlord can only kick you out if he himself wants to live there. He can NOT kick you out to enable him to rent it to his friend.

my phone  landline monthly rate is going up to $51 effective February (including taxes) time to switch

is my best bet to sign up with straighttalk?

or purchase OBi202  but  I don't have internet service so might not be an option?

any other option I might not be aware of?

If you really want, why not try to get the same brand of portable phone as your neighbor and sync the channel. Then you can use his phone service, too

If you mean using optimum wifi, it's very complicated to do. There are some posts somewhere here about my efforts with this...
