Get the sewers checked out, especially if the house was vacant for some time.

Our house was vacant for about 9 months. We had a home inspection about 3 months before we moved in. he ran everything and there were no backups.

We had a backup a week after we moved in (caused by tree roots),  followed by another one 10 days later (caused by garbage ).

It could've been contractors that put who-knows-what down. But real upsetting.

Some are up to $2,250. Major inflation over the last 5 years.

They are much more qualified to indirect many aspects of the house. Many people use Stuart Rosenbaum I think.

On a recent purchase, Title company needed to pay off upcoming year school tax, on my property, to clear for closing, as it was do a week after closing. They made me give them 30% more then Bill, only to refund it 3 months later.

Is this the norm?

Not at all. If not due yet, they should take face amount plus $50 or so for escrow service.

Are you sure there wasn't some reason they had to take more? Were they concerned about a tax abatement going away? Tax for the quarter not yet determined?

In what state was your closing?

Does it make sense that a conventional mortgage with 20% down has an origination fee of about $10-11k ?

My recent conventional mortgage with 20% down had a 9k origination fee but I got 5.5k lenders credit.
I did pay about 0.5% more on origination fee to get a lower rate.

Fell free to pm id love to compare details of a recent mortgage.

Tax was due the next month so it was all clear. And if talking the bank also requested escrow based on this tax bill that was paid off by title. When you get pressured into close by a date and you are unfamiliar they take you for a ride.

They take you for a ride regardless of circumstance. This is most corrupt industry.
I'm in middle of fighting with my bank over my escrow which amazingly hasn't decreased Even though I'm paying approx 70% less taxes than the previous year.

These origination fees sound way too high.

I figured out what they were basing the amount on, but not sure why they tacked on points. Will have to clarify that.
