He may have taken if down because he has an offer.

If you are going to lowball, make sure you have a plausible explanation why it is a reasonable offer (will need new roof, siding etc.)

Do you have a friendly relationship with him?

The house is a total dump! They did not sell it because they listed it for a ridiculous price. They are a bunch a pot smoking low lives.

They are most lilely not serious sellers and were looking to see if anyone would bite at their ridicules price- you're  probably wasting your time.

Did you get any offers? No? oh. I was wondering about that.  My son/ sister/ old parents would be interested in living near me.  Right next door would be fun.  We would pay in the range of $xx for your house.   You were asking $Xx? I don’t think our houses are worth that much – I wish.  And it would need some repairs-  and in today's market everyone wants not to put any money into a new purchase.  And in  today’s economy…

Anyone familiar with, what sound proofing method of actually works or is worth getting, house is being built by arms developers in Lakewood they have 3 options.

  • Thermal 1800
  • Green glue & cualking 3800
  • Both combined + some other (dont remember what its called)  7000

From personal experience, they're all the same garbage. I live in a relatively new development in Lakewood, and everybody is complaining that they can hear the basement and vice versa (FWIW, I believe I got option #2 IIRC)

I spoke to one of the sisters. (its a group of 5 siblings) and she took my number and never called. I still see it sitting and continue to attempt to run into them...

Green glue is supposed to be very good for soundproofing, however I find that in lakewood paying for something doesn't actually mean you that you get it
