Do a little research, but usually places just outside the more expensive area are next to get a price boost.

E.g.  Kiryat yovel (behind bayit vegan) was nothing major a few years ago, but today, its went a multiple times in price.

Rent gets paid 6 month in one shot, so it shouldn't be too much of a pain.

If you want your returns in the next world, there is a big gmach here in Israel that all the gmachs borrow from. It was recently robbed and  can use whatever it can get.
