anyone heard of RISSOFT.com looks clean and simple. am looking for a clean cloud based, for residential and commercial, with a billing option for billing on triple net leases.

Look into remotelandlord. It's cloud based and has all the functionalities needed for a large management operation. Great bookkeeping and tracking.

That's the system we have now. The back-end is very limited. However, they do you have some nice features that you only find on some of the high systems.

Try running a RR for a date in the past run it again for the same date in a few weeks, tell me if it matches.
Do you run reports on cash or accrual. If accrual, how do book your vacancies and delinquencies?
Try running a BS comparing current period to last quarter.
Run a GL report on BS account.
Do you like the cash flow report?
I am not trying to bash this software. To the contrary, I think it is excellent for the price. Just making people aware that it is limited on the back- end.

I guess if you're not happy with it you're not happy, and I'm not gonna convince you otherwise. I'm in business many years and used several programs before including some of the high end ones. and for me nothing compared to Remote Landlord.

don't use it.
You've been in pm many years and don't run cash flow reports?

We are using Oncare.net (going through a purchasing company). Basically 5 vendors catalogs are uploaded. When order gets placed cheapest vendor automatically gets PO. Every order is logged, so very easy to run reports on how much each apt is costing, which super excessive ordering etc

I have used Yardi and MRI. Yardi is far superior to MRI and Yardi in constantly enhancing their product whereas MRI does not.

Yardi is not cheap though and they nickel and dime you for every feature you want that isn't part of their "core" product.
which yardi product were you using?
