We went with Yardi. Implemtation has been a nightmare. We have come to the conclusion that the only way to convert and set-up properly is to spend the money on consultants. Which we are in the process. Finally seeing the light at the end...

I've seen it done. You're way better off with software tailored to Property Management. And won't be all that much more

From what I've seen, Buildium excels at managing small properties.

Appfolio. They charge per unit, so shouldn't be expensive. Not sure if there's a minimum

There is a $250 monthly minimum. The only one I found so far is TenantCloud which is free for up to 75 units.

I once worked with someone who used RentRiter, not sure how satisfied they were, but check it out:

Avoid rentrider / academy systems. System is from the 80's and support is lacking. Appfolio is a great option and they are always improving the software. I have been with Appfolio for about 5 years and dont have any complaints. They are owned by Citrix (gotomypc) so the service and support is great as well.

The companies run it through one of the big three, so you might want to work backward - decide who you like and then go from there. Most Owner Associations, RE boards, etc. offer some sort of screening service. Experian collects and provides prior eviction info which is super helpful.
