I never used Hilton points yet, is it worth using transferring from MR 20K to Hilton which comes to 30K for a night at a Hilton property? (the paid rate is $209 plus tax)

Depends on how you value MR. IMO it's a good value for Hilton points, but not necessarily for MR

You should be getting more out of your MR points.  Do you have any chase points? At that nightly price, you could book is through their portal for less UR points.

I upgraded my AMEX to get 100,000 Hilton points by spending $2,000 if I downgrade my AmEx back to a standard no fee card can they take the points back

Yes. Not a guarantee that they will, but it's no different than when a refund results in a points deduction.

Meaning can they "take" points out of your account? No, you can only give to them and vice versa.

I booked 2 nights at the Conrad 1 night using a SUN cert. 2nd night is using points.

every night is from a different account ? anyone with experience in merging to booking with different account ?

Would it be a problem booking 7 rooms for one night and then 8 rooms for the following night from the same account if the the account holder will not be present at all?
ETA: All the same property.
