Presentation is very important but a great deal is the key.

they are people who are busy with real estate and make a living from it even they didn't startup with only 50-100k

I know a guy who wrote a whole book about that. He somehow ended up becoming a presidential nominee, don't ask...

Sourcing deals, accurately underwriting deals and projects, proper presentation, a lot of networking, and a chunk of luck.

Not sure if suitable for you, but I've heard the new Eastern Union app is great for property management.
