done mix up 5 cap and 5% and no in some neighborhoods a 5 cap is what everyone is gettting now
Don't try to normalize a five cap. It's unheard of for 99% of the country.

I was thinking in terms of real estate not people. And even in those 3 cities a 5 cap is still considered a low yield. The reason investors buy 5 caps is for other reasons e.g. value add, asset appreciation or just a safe place to park money etc.

Also, cap rate is only one piece of the picture when considering an investment. Cap rate alone is a very basic metric

Guys are flipping 6 and 7 caps all day in the Bronx. Years ago it was multiple of rents, then it went to per door, then it was cap rate,  now its how the guy woke up in the morning. When the chances of getting shot are equal and your building is closer to the subway by 2 blocks then mine dont tell me your building is worth 200k a door and mine is worth 125k. There is no metric for that. When East New York and Mott Haven are selling at 200k a door and Hunts Point is 125k there is something wrong.

There's no simple answer. So much so that Costar is able to charge a couple thousand dollars a year for software that gives you that information, and thousands of people pay it. And even Costar is far from perfect.

I tried looking thru public records of a certain property in lakewood, found the name if the owner, including where she lived and all, turns out she has her name on ten's of property's but doesn't own them. We eventually got the real owners name from someone who happened to be related to the actual owner, but his name never showed up on any documents.

Deed in NJ is accessible to all? If it's deeded to an llc can't the manager of the LLC sign?
