Why is someone who bought a building with the assumption of doing buyouts, That got more expensive, but was still doable, and if you knew how to talk good it wasnt so expensive, Why is he considered a. ...and he should quit whats wrong??

Let alone the argument about the percentage of the units that got deregulated...
From getting $900 a unit till being deregulated there was a long path in the middle that was possible and profitable to take. was normal ways to get any vacated unit from $900 to $2200 and it was still regulated but it added alot to the value.

So please before writing or reposting think a second

Re: Real Estate investment You miss a point. by looking on cold dry numbers on how many units got deregulated you dont get the whole picture.

as i wrote earlier from $700 till deregulation at $2775 there is a long way to get people to renovate profitably.

lets say you had a $700 unit and the tenant moved out or even you offered him a 15k buyout then renovated the unit for 35k and raising the rent to $2400. this unit is still regulated but it brings in $1700 more a month

Nobody will say that people did not die in the masses in March and that people are not sick now. no argument on this

Argument between big rabanim and rebbes is how to react to this situation and it has nothing with us to take a side on it. Everybody should just follow his rav that he always followed till now and finish.

argument of the rabanim on the side that advocate for following all the social distincing measures is simple: not to cause deaths and hospitilization and stop the spread

argument of the other rabanim against all SD measures: is all the other side affects that come with all this SD, the affect it has on young children for years to come, the affect it has on youth at risk, the affect it had on all isolated eldery people, the affect it had on torah learning, the affect it had on people with serious illness that did not get proper treatments.

But i dont get why us small people should argue about this a whole day. just follow the rav you followed till now

P.S. i do believe my rav to know more and be more clever then all clever people here, and i really hope you all think like this of your rav too

Whats the difference between a goy and a yid. A goy reads and sees all the news a whole day and gets panicked and doesnt have a daas Torah to guide him thru....pity on the yidden that end up just like the goyim being nervous and making desicions by themselves and living in panic.

Follow daas Torah like the yidden did the last thousands of years and you will end up living life happier and healthier

Today I got a new dochub to sign with the correct amount and someone emailed me from cross river to make sure I got it

So manual review does not take so long. Just relax a few days

Not at all its just funny to see that on one side there is a rav that says and does something, and on the other side there is some anonymous internet poster and he does not like what the rav says and does so he knows better and he jknows for sure hashem is not happy of that rav. That rav does not know what hashem wants only this poster that sits a whole day on the internet he knows. Seems very funny to me
