Grief / Aveilus Discussion I am not sure if this the right forum to post this, or if it will be helpful, or if it's even just a rant.

A decade ago, my mother passed away after her fourth battle with cancer. 15 months later, my father passed as well from a heart issue. Right at the end of kaddish for my Mom, I was talking in shul to another Avel about my mom's pending unveiling. An older gentlemen in my shul, a survivor, overheard our conversation and said - "Ich ben M'Kaneh zein" - I'm jealous of you - at least you have a grave to visit!

Shiva, Shloshim, and Kaddish helped me through the process. It made me feel proactive in honoring my parents, and helping me heal. As an out-of-towner, minyan was sometimes a struggle, since my options were fewer (Mincha involved driving 20 minutes each way for a minyan). And yet, whatever my struggle, I seems like I was spoiled, that I took this opportunity for granted.

I have several friends who unfortunately had protracted shivas due to Yom Tov, (some not even lasting more than an hour), and some of them feel that they missed out on that part of the mourning process.

How many people out there are in middle of their year of aveilus, being denied the opportunity to say kaddish for a loved one? How many can't give proper levaya to their loved ones? How many aren't getting the benefit of sitting shiva? Some don't even have the last opportunity to say goodbye.

I am not a shrink, I am not educating in counselling in any way. I just want you all to know going through this that:
a) this is hard
b) hashem will help you get through this
c) I am open to talking whether you think it will help or not. (I will do my best to answer PMs if you want to do this privately).

I will leave you with one final thought: Years ago I spoke to a psychologist who was helping people with PTSD from Hurricane Katrina in New Orleans. He pointed out to me that in the text of the Mi-Sheberach, Refuas Hanefesh (healing of the soul) comes before Refuas Hagoof (healing of the body) - showing that Judaism understands and acknowledges that there is a mental and spiritual aspect to healing as well.

May all those who need a refuah, be granted a refuas hanefesh and refuas hagoof.

HRC was the biggest non-incumbent front-runner for the White House in modern political history, but she lost the election because... you guessed it... from deplorables to the email server to just being pretty unlikable, she was the worst presidential candidate in modern political history. Following eight years of BO, the country could have easily continued on a similar path with HRC, but they chose a TV actor instead -- in real life.

By no means is DJT perfect (a fact pretty much everyone can agree on), but as far as America is concerned (who knew that fact going in), the lesser of two evils was pretty clear in 2016. Proof is in the pudding.

And as for Trump stoking the division, well, I'd argue that's blinding yourself -- deliberately or otherwise -- to the unavoidable truth that it takes two to tango. Trump upset the hoity-toity political establishment and the left has never forgiven him for that, and never will.  They have sowed the seeds of division and disunity for just as long, if not longer, than DJT. It's quite the routine of mental gymnastics to place that all at Trump's feet. Sorry not sorry.

No one is talking that way to people who were compliant. The ones who weren't and still insist on bellyaching about anti-Semitism and being singled out deserve to be reminded that they were told this was coming, and now they need to accept the consequences like adults.
the ones screaming anti-semitism while I don't agree with it have made one good point, it might be best to hear them out and not just dismiss them.
When it's a riot and people aren't socially distancing burning buildings (which causes smoke which transports droplets and particles) and looting many have not worn masks and that was ok, but this, we need drastic action!
This point I must say makes it sound like there is an agenda going on.
I don't agree with it but it definitely is a fair point that needs to be addressed.

I've used Bikur Cholim before for referrals, and I've eaten at the Bikur Cholim pantries at hospitals when my children were born, but the following incident took place just this month.

My DW got a sudden, terrible pain, and after calling a relative of mine who is a Hatzolah volunteer, I decided to go to the emergency room. I showed up at the emergency department of MMCSC/Kimball at midnight, and they told me to wait in the outer waiting room, in what they estimated would be an hour-long line. My DW was in excruciating pain, but being that this was the outer waiting room, there was no possibility of even seeing a doctor to get pain meds. I tried speaking to the front desk, but they told me to sit down and wait my turn patiently. The pain level of my DW prompted my to call by my Hatzolah relative, and he told me he'll call me back in a minute.

One minute later, he called back. "Wait there, and Rabbi Yehuda Kaszirer from Bikur Cholim will be there in two minutes."

Sure enough, two minutes later, at about 12:15 in the morning, the head of Bikur Cholim walked into the hospital waiting room. I appraised him of the urgency of the situation, and he promised to pass along my message to the head doctor in the ER. Minutes later, my DW was allowed in and was able to get pain meds. When the doctor came in, he said that he had a conversation with "Yehuda" about the situation, and he was extra patient and helpful. (Thankfully, it was not a serious medical issue, and she is completely fine now.)

Needless to say, when I saw the DDMS ad, I immediately gave a donation. (Dan, let them know that they are getting their money's worth by advertising here - I did not know about the auction until I saw it on the site.)

Is the real reason behind all this so he has his own" community? Very possible. But that's perfectly fine IMO. A community like this MUST have a nucleus in order to have any chance whatsoever of being successful.

I'm not chassidish and didn't visit the new community, but after having visited many small Jewish communities (think Fargo, Green Bay, Jackson Hole), I found Tampa's Jewish scene to be far more OOT than I expected. There was a daily minyan, but it never started on time as it usually took 15+ minutes until they got a minyan together. The shul is called Young Israel, but it's run by Chabad (as is the rest of the town). People davened inside, outside, in the parking lot, and one local asked me if I'd ever davened "nusach cholent" before. The chinuch options there leave a LOT to be desired.

There was one kosher place (David's) I was told was okay, but it's basically an Israeli guy who lives in one of the Chabad houses downtown and has a kitchen there and makes food to order for pickup/delivery if you give him 1-2 hours advance notice. We tried going to the closest kosher grocery (Jo-El in St. Petersburg), only to find out that they closed on a Sunday (Super Bowl Sunday!) at 1 PM.

Tampa itself was lovely and we had an amazing time (other than the outcome of the game). And being so close to Orlando (<1.5 hours) is a big plus. But from a Jewish perspective, they're really starting from scratch, and unless they succeed in getting a critical mass and their own mosdos, there's virtually nothing else there.

So it's puzzling that when you seek advice yourself, you avoid paying for the knowledge and experience of a mortgage broker or a real estate lawyer in the location you're moving to, and instead you seek advice from people whose only credential is that they're (probably) frum.

You're the one who'll have to pay for it, and live in it, so you have to decide how much risk and money and effort this house is worth, if you'd want to be responsible for any needed renovation yourself, how much time it will take to find another at the same cost in the same neighborhood (and which might have risks of their own), etc. 

If it were me, I'd hire a real estate lawyer (or a mortgage broker? or a different real estate agent?) to get advice on how these issues are generally handled in your new location  (Is the municipality a stickler for permits?  Are they likely to make you tear it all down?) and how they have written contracts in the past for unpermitted sales (Are the sellers asked to fix things beforehand?  Is the cost of the home just cut significantly?  Do they guarantee that the seller would reimburse you for up to a certain amount?  Does the contractor send the bill to the seller?) 

Another reason to get a third party involved is that they can act as a neutral intermediary. Telling the seller "get this done or we'll walk," may rub them the wrong way, even if they would have otherwise been willing to pay the expenses.   It might be better to have advice from someone with experience in this kind of negotiation.

I understand that you're a hands-on, do-it-yourself kind of guy, but professional advice might be worth the money in the long run.

Tons of these are people using the website as a medium to raise money for a family member making a wedding or the like. They are made to be used by the family members sending links to those they know and nothing more. That does not mean they are a scam or hoax. The only way you can create one is with a proper tax ID etc.

I'm asking because I've heard second hand of some women missing periods and some pregnant women having less than stellar reactions. I'm still trying to gather info and figure out how much of that is FUD and bs, and how much is actual issues that weren't caught by studies because of sample sizes or whatnot.
I'm not a doctor but if pregnant women are missing their periods after the vaccine it sounds like everything is fine...

This is a long thread so I may have missed it if this was already discussed

Does anyone here have experience investing in a real estate deal for an apartment complex ($15m+, 200+ units), where they offer a preferred return and then an equity split?

What is standard for the preferred return and equity split?

What are some of the things to look at to see if its a good deal?

What are the biggest risks with these types of investments?

I've heard conflicting things on the tax benefits of investing in this type of real estate, are there any?

Any other questions I should be asking?

I work on the "other" side, the syndicator side so I can give you the "inside scoop."

First of all, the rule of thumb in real estate is that there are no rules. Simply because every parcel of real estate is unique. However, there are certain standards in each market and asset class. My experience is from a secondary/tertiary market, Class B- through A.

As far as how much syndicators take, many have become sophisticated over the years and set-up increased percentages based on stronger performance.  On a simple level, I see a lot 7 or 8 percent pref and then a 70/30 split. Additionally look out for fees that are taken, on acquisition and on property management/asset management.

To see if something is a good deal is to evaluate the risk/return ratio and your appetitive for risk. There really is no short-cut here.

Typically these investments are very tax beneficial as even a good property, distributing funds will have a negative profit for tax purposes.

I had just moved to NYC for my first job, which was part-time, so I was happy to find a small affordable studio apartment.  The landlord told me it wasn't rent-controlled, but that he's a nice guy, and will keep the rent low as if it were.  I was (obviously) from OOT and clueless.

Long story short, after a while he raised the rent exorbitantly, I discovered it was under a rent abatement, I stopped paying rent, he sent eviction order, I countersued for triple damages on the overpayment he had been charging.  About 5-6 months passed before it went before a judge, who tried to convince me I could stay if I wanted, but at that point I had found a place to move to, so agreed to vacate in one month.  So I wasn't "bought out", but I did get about 5-6 months free rent, which was hugely appreciated at the time.

Buying a new guitar for $50 or less is not going to give you an instrument that will be enjoyable to play. It will likely not stay in tune, and it may have intonation problems, so your chords will sound all wrong, too.

Spending in the $100-150 (or 160) range for a decent new guitar will get you something enjoyable that will also last.

The F335 mentioned above is a worthwhile option.

Another way to go is buying a used guitar, where you can get the same level guitar for under $100.

But new guitar for $50? I beg you not to.

Even for a beginner - it's hard to enjoy an instrument if it's difficult/impossible to play music on it.

The UK approved the Pfizer vaccine before the US did. If anything , Trump bullied the FDA and slowed them down, it's hard to give him credit for speeding something up that was slower than the UK.

It is very possible, but not likely that the process was slowed by Trump's intervention. More likely is that the higher ups acted as a backstop and didn't pass on the pressure to the researchers. Either way, anyone with any knowledge at all of FDA approval can tell you that it being approved later than in Europe is the standard procedure and not indicative of anything. It typically takes much longer. I mentioned this at the time when you were busy dumping on them over it too.
