General Discussion / Re: Moving Violation Tickets
« on: October 18, 2020, 08:57:26 PM »
Looking for a recommendation to help with ticket.

I read the WiKi, but I want to know a recommendation from someone who actually had actual good results.

Ticket is for running a Stop sign in NYC. My daughter who just got her license (17) and didn't see the Stop sign.

I am afraid my insurance rates will shoot up. We have good driver/good grades rates.

Any decent lawyer, even on your own you should be able to postpone the verdict by 2-3 years by which time she might not be on your household insurance anymore.

Statement from Lakewood, NJ police:

It is with an extremely heavy heart that the Lakewood Police Department announces the untimely passing of Officer Nicklas Shimonovich.

Twenty-three year old Nicklas Shimonovich was involved in an off duty motorcycle accident in Jackson Township earlier this afternoon in which he sustained life threatening injuries. He was transported to Monmouth Medical Southern Campus were he tragically succumbed to his injuries a short time later. At this time the accident is under investigation by the Jackson Township Police Department and the Ocean County Prosecutors Office.

Officer Shimonovich was hired in March of 2018 and was assigned to our Patrol Division on the evening shift. He was well respected by his peers, supervisors and the community he loved to served. We ask that you keep him and his family and friends in your thoughts during this difficult time.

Never realized they hire 21 year old officers.

the Israelis love to say that
"the best hechsher in the USA doesn't come close to the worst in isreal"
(and they also have the cure for yene maysay)
*The worst hechsher in the USA is light years ahead of the Rabbanut in Israel.

Anyone else find that statement ironic?
How dare you?! He clearly wrote end of story.

These things are discussed in advance my dear. Broker informs both sides of their obligations in advance and usually gets a signature. What's wrong about that?

I happen to rarely use brokers, I just advertise and lease directly.
Even if it's discussed in advance. I don't care how rarely it happens it's still illegal.
חוק השכירות והשאילה, תשל"א-1971 25ט (ב) 3

Well my lawyer says otherwise.
Your lawyer says that you can change locks on a tenant for non payment without a court order?!

I will follow whatever Halacha says. But the tone of these tenants changed dramatically as soon as they realized I changed the locks, now they are singing a tune of cooperation and commitment,  not of unilateral declarations of lease breaking.  BH. I don't intend to reopen a unit until I know full lease terms will be honored.
That's also illegal. That's called evicting a tenant without a legal right. You're liable to be sued for that. So far the only one who's engaging in illegal behavior is you!

Yes. Your point?
According to your own admission the fact that you don't reimburse your tenants their share of the broker fee you are in fact guilty of cheating them?!

I always pay. And most cases the tenant pays as well. Rental brokers charge a month from each.
You realize that of the tenant didn't sign a contract with the broker the landlord is on the hook for ALL broker fees?
