Lakewood, NJ Area Master Thread (Toms River, Howell, Jackson)

There's nothing to say about this area but @Talmid Muvhak suggests that this area is big enough to warrant its own thread.

This thread is a good idea but the first line is misleading & I'd delete it

It would make much more sense to just write 'Tom's River, Jackson, Howell Master Thread'

Does anyone know the zoning laws in Jackson? Im curious why noone built any shuls yet. I know the local officials supposedly made it very difficult to build one, and they are currently being sued for that. But im wondering if its it’s possible to build one under current zoning laws. Is is too expensive?

Royal Grove is building one. It just has to be big, so it's expensive to build.

Well, standard duplexes are usually built on R-12 I believe, which means one house per 12,000 square feet. An acre is about 43,000 square feet, so an acre would usually hold about 3.5 houses (a house here means one half of a duplex). 10 acres would be about the amount of space you would otherwise be able to use for 35 duplex houses (17.5 duplexes). That amount of land in residential zoning (which is where you probably will need the shul if you want to be able to walk there on Shabbos) will cost a fortune - hence the lawsuit threatened claiming that this is in violation of RLUIPA, and that the land-use laws unfairly make it harder for use of the land for religious reasons.

Ironically, by doing so, they’re forcing developers to develop large expanses of land so as to make building a Shul near a community affordable.

That's exactly the point of the zoning law (officially). To spread out and not live so congested.

And having the opposite effect by causing large developments with many houses in one spot to be able to subsidize the shul.

But the houses are not duplexes and 7.5 ft. away from each other.

That is not because of the shul's requirement but because of the general zoning laws.

Or you can be responsible and save up until you have enough money for a normal down payment and then buy a normal house for the same monthly payments.

-1. For most people this is more responsible than anything else.  Less money tied up and mortgage is almost rent. My mortgage is $3k on a $500k house

How much did you put down?
10%  20% would have been $2800 a month

Why do you think its responsible to put down a lot of money? I think its responsible to have a low monthly payment.

These houses are actually less than $2000 a month.  I did the math already
