You signed a lease, no-one forced you to leave, when you left you knew the border back was closed, and your apartment is fully accessible.

What i believe OP is asking.
If He's the landlord of an apartment in Israel renting it out to an American couple that flew in for pesach and now can't fly back. What happens to rent if a lease was singed?

This isnt specific to israel. Lots of tenants in nyc went left for spring break and cant get back

According to a Freind that spoke to a rav if the government prevents you from entering the country and thus using the premises, you do not have to pay. But I’ll leave to the chachamim of DDF to figure out the exact halacha

i am not a rav but I’d venture that certain business are allowed to operate and leases are not specific to a certain type of business using the space.

And a residential lease is? Someone that goes “to the country” for 2 months in the summer shouldn’t pay their rent?

The space is yours to use (or not) per your agreement for a set duration.

not speaking to the halacha since these matters are complex enough that the Chasam Sofer writes about certain makas medina issues that he isn't comfortable paskening. Apparently the internet is full of poskim who know the answers... If only the Chasam Sofer had internet...
That said, the reality is that this is exactly what is happening. Not only businesses that aren't allowed to open but even businesses that are struggling...
