I am ambivalent as long as I am living in the house. My home value is probably closing on 3x from when I bought it but it makes no difference to me unless I take a loan against it.

If I want to move and buy a bigger house I'm hoping for real estate prices to go down. A lot of people in this country buy starter homes and eventually upgrade. If houses in a neighborhood appreciate 3-5% a year, that larger, more expensive home just became less affordable to me.
