less than 12 months of arrears
I guess my main question is if the last 2 months are at 0, will that affect the  "+3"FWIW: NY
No.
Since updated to be
Quote
Status Details    Validation Step   Current Status
All Tenant Information and Documentation Verified   NO
All Landlord Information and Documentation Verified   YES
guessing that means my landlord now responded. does this automatically mean my submission is missing something? and if yes, how do I find out what?
or just need to wait a few days for verification to catch up?

Doesn't mean much. If you're over 50% AMI you need to wait til they start paying those applications, even if everything is in order.

Then it shouldn't take too much longer

Pretty sure my tenant is below 50%, but it's not moving.

My tenant got a provisionally approved email tonight.
For the past week, on my end it still says under review, but all paperwork says now verified.

@cgr , realistically, where am I actually holding til actual approval and funding, based on your experience?

What's the "Overall Application Status"? Once it says "Approved- Pending Payment" the check/direct deposit has been issued, and you should have it within 3-7 days.

For NY, how are you supposed to put in the income: previous month, projected for current month, average month of the past year, or something else?

You can choose between 2020 annual income or last month's income. If you already filed your 2020 tax return you'll need to input that amount regardless if that's what you wish to use or not, so if you qualify based on 2020 income it's easiest to go with that.
You'll need to upload proof for whichever one you decide to go with.

So, you need to select "annually" as the "Frequency of Income"?

If you're going with 2020, yes. And then just input the amounts based on source (wages, self-employment, and/or unemployment).
