Residential Flat roofs

Anyone have experience with flat roofs here on their house?
 
Ant tips or ideas how to take care of them or convert?

Roofers with experience, some 2cents before buying a house with one?

I have one. If it's done right, it's no problem. I did have one insurance company refuse to insure me because of it. Maybe have a roofer inspect it before purchase?

Had a roof repair guy come down today and wanted to know if the pricing made sense. If anyone has any data points on flat roof repairs would be very helpful
Location: Brooklyn
Repairs: gutters front and back, flashing, coping, silver painting and leaders
