options are camp, bungalow colony, or hotel.
Have you given thought to what your preference is? You're not going to find a mansion rental with 30 bedrooms

We are not looking for a mansion
just something clean that we can spend a great Shabbos together.

winterized camps might be an idea.

I was there for Yeshiva Shabbos in Mesivta. I honestly don't remember how nice or not it was and it probably isn't exactly the same anyway, do your own research.

We've done it at the Courtyard Redbank, NJ, Courtyard Mahwah, NJ and Fourpoints Buffalo Grove, IL. I've also planned these for several other people at various hotels..
Biggest bang for the buck was definitely FP Buffalo Grove. At the time it was a cat1, 7500 points per night. 600 sqft meeting room from Friday 12pm through Sunday breakfast was $500. In an eruv, walking distance from a shul (we had our own minyan but didn't need to worry about a sefer Torah)

If you're planning on having it catered, it might be easier to find a caterer first and have them suggest a venue.
