They seem to work with specific Landlords/buildings/projects

Are there any other similar programs where one can "hire" a cosigner/guarantor, landlord-independent?

I have a lot of experience setting it up. BH I never needed to make a claim though.

Friends advised that they had an easy time collecting from them.

Note, they only pay 3 months beyond the term. So if you have a holdover etc you wont be covered.

With every guarantor, the landlord has to approve it. Therefore you wont ever have a program that can be completely independent of the Landlord. (Unless its voucher housing)

makes sense. though insurent seems to not offer that at all outside the preapproved buildings. are there other companies that a renter can get a quote from for/"bring" to any landlord?

Buildings dont have to be preapproved, the landlord needs to sign up with them.

do these places have a set rent/income ratio that they require?
(I.e. less than landlords 40x, but not below X?)

There is some requirement. Not sure the specifics.
