Sorry to be a party pooper, but if she was in occupancy prior to July 1979 then chances are she is rent controlled and landlord cant raise the rent (excl MBR increases which is very minimal) ...

A close family member of mine is renting out a few smaller two bedroom apartments in Williamsburg and he rarely ever raises the rent. His wife told him once that as much as he's trying to be nice he's actually being מצער the renting mothers who suffer by staying at home all day with multiple kids in cramped apartments because the men don't wanna move out and pay market rents .

My sister had the same problem, her landlord wouldn't raise her, the price was too good to move out, the apartment was popping at the seams. BH, after a while of disfunction she moved.

Just curious, can the OP (assuming it's a dude) sell the house to his wife as a vacant property? Idk it that would cause any headaches with the mortgage, but perhaps there's s legal and halachic way to do that.

I know someone who gives millions of dollars to tzedaka to feed and house poor almanos and yesomim. We have tremendous baalei chessed in klal yisroel. Nobody is denying that.

OP seems like the type of guy who would give his tenants a great reason to move out and buy a place of their own.
So if your hoping to buy go rent his place, you will be looking to buy in no time
