In the current climate of higher rates and volatility it’s almost definitely worth it, you’ll have much more choice should it go down and protect yourself from significant downside if it goes up. I have seen people pay a few hundred dollars more a month recently after not locking in.

On this topic, anyone have a quick primer on how this works and how much you have to pay upfront? obviously, it may differ from broker to broker but I think it would help to have a good background.
