He says in the video that there are 135 rooms. That is much less than the Armon. Any event with significant scale will still have to use the bigger options. (IINM Armon has about 350 rooms or so.)
Back when it was a Wyndham (before Sonesta), it had 219 rooms. From the size of the place, it seems obvious that there are more than 135 rooms on that property. Some on ivelt are suggesting that the other rooms are being kept separate for a kimpeturin resort.
From the video it seems that they intend to maintain a fully frum environment at all times (unlike the Armon) and offer kosher dining all through the year. (presumably it will not be bookable through traditional booking sources.) If this kimpeturn home rumor is accurate, it would explain how this can be financially viable.
