I would think that preliminary discussions would absolutely include this.  Buyers would generally know what their plans for the brand are and offers might be contingent upon either keeping the WA flag or wanting to go in another direction because either way, it affects cost structures and revenue streams.

I get that they have a ton of points bookings but I wonder if they don't get also get lot of simcha or other business from people choosing to also spend their money where they can earn points.

It's not so much the points bookings which bother them. They very well know that during high occupancy they get reimbursed nicely. It's the Hilton overall contract which bothers them + some other factors.

Under normal market conditions, it would probably be a detrimental move.  However, the Israeli market is pretty small and there's minimal tourism to the neighboring countries where possible.  Plus all those organizations and companies that provide free vacations to their workers (nearly everyone in defense, major companies, teachers, etc.) - they'll keep making the bookings, whether it's called Waldorf Astoria or Jerusalem's Best Inn.

I don't know.  It seems like wealthy Hareidi(ish) Americans are their target market (it was 90% that when I was there).  The question is will these people choose this hotel if they aren't at least getting points?  I'm planning to do my son's Bar Mitzvah party there and wouldn't spend that kind of money at a hotel in Israel except that I know I'll at least be getting a ton of points from the Shabbos catering expenses...although I am a DDFer and I guess a normal person probably wouldn't care...

i dont understand this so much. aren't you pricing in the points earned into the cost of the overall expense.

to simplify. if waldorf costs $2000 for the party and doing it in a shul costs $1000 you better be getting $1000 worth of points(subjective to how you value them of course) from the waldorf for doing it there.
