Is $100/night even remotely the going rate? I would think it would be double or triple that, at least. Especially over yomtov.

Should be, unless in the really high demand areas (think near Gur/Belz).
Once you go a METER out of the tourist areas - prices drop like a stone.

On another point, what people are asking/paying for regular rentals in the central areas is absolutly nuts.
You could buy the exact same size (or larger) house in RBS Neve Yaakov or the like and pay it off in under 10 years with the same or less monthly payment

Sounds like you know your stuff. Is Tel Arzei/Gush Shmonim considered central? What do you think it will cost me to get a pretty decent 3 bedroom apartment for PESACH? (I know, it's way early and there's no real way to know until much closer). Just trying to make a budget for a trip.

Pesach should be cheaper - but TA/GS is pretty central.
There's less demand pesach - but there's way more supply of empty 1-2 bedrooms than 3...

I once was staying in Neve Yakov for Shabbos but had a Shalom Zachor in Har Nof. That was walking distance (3 hours).
