Very true.

This price is a lot less than the going rate in past years.
I actually found a renter at this price, but they had to back out because of flight issues.

There seems to be a shortage of centrally located diras.

Every (larger) yeshiva has its brokers/staff who help with this.
"Centraly located" means different things for each yeshiva. Whats central for the Mir is not great for Brisk and the other side of the world for HaGRaMaD, R' Tzvi Kaplan or R' Sholom Schecters...
Also usually the guys from your Yeshiva in the US who went to IL before you help out...

Available for the first days of Sukkos and most of Chol Hamoed (no sukkah, though)- available short-term all year

I hate to always be the one saying tnis but a little clarity would be helpful to anyone who wants to invest tim to help you.
I assume when say not picky you mean central JLM and not neighborhoods like neve Yaakov, gilo, ramot, ramat shlomo?
Also 5 bedrooms is ginormous by israeli standards (vachas ckama vekama vaction rentals), so prob a good idea to post a price youd like to pay under
