Before the recession.  A ton of people reassessed when values supposedly dropped,  so many people were assessed at the bottom of the market.

50% is the average.
So if you had thousands of houses built, they will skew the average up.
Because they are going up from 200k to 500-600k.
There is lots of added value from new construction, it's not just a 50% increase on paper.

All that being said, the market is probably overvalued but not close to 50%.

People should start selling their massive brand new, granite countertops, excessive and over the top duplexes, which are way way above their means.

They should move into smaller and affordable townhouses or single older houses.

Market it in Brooklyn. Especially if you're in "mixed" or heimish/chassidish neighborhood. Put an ad in the luach hatzibur for cheap. They will get excited to see a 3 bedroom apartment for $1,200-$1,300. The might not realize that there's a big surplus here now and will just grab yours. All you need is one person to take the apartment.

Another option is to rent to those who people are prejudiced against. Because people assume that they don't have money to pay the rent or are not exactly their "type" baloney.
