In NJ commission rates are negotiable. If the seller is hiring a realtor at that rate then apparently he feels it is worth it.

Yes, the sellers would like you to think that and will use that as a ploy to get a buyer to agree to a price. At the end of the day, the seller is trying to get the most he could for the house whether it is through a broker or by himself. Why would the seller "give" some of it to the buyer if he could keep it for himself? When a seller decides whether or not to use a broker he is making a judgment of how he would make the most money for his property.

No, I am not in the real estate brokering industry at all.

While of course the seller wants to keep the most to himself, if he has a broker he has 3% less to work with. So, if he gets rid of the broker, then he has an additional 3% to work with, and come to an agreement with the buyer.

I have just one more thing to point out.
When a deal goes through for an agent. They make decent money on the deal. Do you know how many deals didn’t go through that they were working on? They also have to bread on the table. It just so happens that the one deal out of 100 that goes through brings in big money. It is like this in many industries.

Have you heard of for sale by owner on Zillow? And yet people still hire brokers.
A broker fields endless useless calls for the owner. Brokers steer potential buyers in your direction...
Fsbo sellers usually don’t end up getting more for their properties. Even after you factor in the commission.

And understands how to show a house in a way that will make it appealing to the buyer. A broker once told me that he tells sellers to be totally out of the house because they are constantly pointing out things which will make the buyer feel that they are paying for things they don't need and making sales fall through.

I wasn't the one who didn't like that agents make money. All I said was that a seller wants to walk away with a certain amount after a sale, and an agent taking a percentage is an expense that eats into that amount.

It doesn't work that way.

The seller doesn't/can't add 40k on to his asking price in order to cover his broker fees. The market dictates what his listing price is.

The seller hires an agent because he thinks that's his best option; maybe because he doesn't want to do the work of showing it, or he doesn't know another way, or maybe there is no other way, or maybe other reasons....

If there is/would be a cheaper way to find the buyer then the cost to sell it goes down. With the realtor taking in the ballpark of $25-50K to sell the average Lakewood house then the cost goes up and the buyer gets hurt.
