Not sure what you mean by "ideas", but if you plan on painting yourself don't be too cheap on the paint or you'll be repainting every other year.

Umm,..... Many people do not qualify for TD. The process is long. It does not work for new construction since you can't count basement income........ So yes. Average is more like 20%

1. Many don't dont qualify for any mortgage.
2. Same process as any mortgage. 
3. It does work for new construction.
4. Not familiar of any banks counting the basement as income.
5. There are other banks that you can borrow with 5% down.
