My opinion stands.

Almost every bank has a first time homebuyer program where you only need to put down 5%. This isn't unique to Lakewood.
The drawback is that they then require you (besides for TD) to pay monthly Mortgage Insurance (since you have so little invested in the house and would therefore lose little if you defaulted) to protect them. This can be a few hundred dollars a month for the first few years so it adds up to a lot.
Therefore, if you're stuck and have no way of coming up with 20% then there are many 5% options but calculate what it'll cost you in Mortgage Insurance to see if it's worth it.

Average down payment in my opinion is 20%
Many banks have first time homebuyers programs it's true but by putting down 5% you have to pay PMI therefor your "average" person tries not to have to do that. All mortgages take time. TD takes significantly longer and of course you can do it on new construction "if" you have enough income that your mortgage payments not including the basement rental does not exceed 38% of your monthly gross income. You average lakewood person is not earning $10,000 a month. Monthly mortgage payments on a new construction $500,000 house are over $3,000

Investors bank offer is not so great. They are offering 4% on a ten year arm but then it adjust to current rates. TD is much better if you can get it. Even a conventional loan might be better as you are taking a risk on what rates might be in 10 years

Me too. You're referring to a older program. You need to be updated.

Not sure what you mean by "ideas", but if you plan on painting yourself don't be too cheap on the paint or you'll be repainting every other year.

I don't claim to know much about it, but I have noticed that someone I know redoes it every other year, b/c the paint he uses peels... I don't know why he chooses to do that, but he does. (Maybe he enjoys it!?!)

it could be he uses a semi stain which is a bit see through for a more woody look, and those have to be redone every 2 years, as opposed to a thicker more painty stain which lasts longer (based on a conversation I just had with pro) both about the same price.
