Maybe 180 for a unit in forest park. These are bigger and have more cold walls (outside walls) and have a less boxy shape. And you get more land (and in some cases some house here the value of the house is less then the land its on)

Your calc is ok for raw materials, but duplexes share foundations and lots of the costs and overhead are shared, therefore greatly reduced.

Since we all know what we're talking about here, what about factoring in:

>Cost of the port a potty for the workers
>Cost of the land
>Taxes
>Permits
>Legal Fees
>Toilet paper for the porta potties
>Selling costs
>Cost of paying off zoning/township people to make it happen
>Bottles of water for people to wash their hands outside the porta potty
>All the other costs that go into the process
>1/50th of the playground for the development
>1/50th of the shul for the development
>1/50th of the new road built for the development

etc.

It's kinda silly to conjecture on all this without any hard concrete data.....

Did you know that every day Bagel nosh makes over $1,000,000? They sell an easy 1,052,632 bagels a day (when I was in there for 5 minutes there were at least 50 people there- you do the math). It costs them barely anything to make since water is just a penny per bagel, flour doesn't cost all that much (maybe 2 cents), and how much do you think the workers make already? (1 cent per bagel). Add in a penny for some electricity for the oven and say that all adds up to MAYBE 5 cents per bagel.
Can you imagine!! That's 1 million dollars profit per day!!!

And plus a little on the side from selling donuts too!!!!!!

This economic fact definitely applies to building houses and making bagels.



Break even point is reduced by increased contribution margins.

someone who builds a house on a pre existing street doesn't have infrastructure costs which can be quite high

Yes I know cost accounting too and passed BEC  with flying colors. 
This conversation  is quite silly not knowing the actual hard numbers that go into it.

Its all so stupid to make up these numbers because every worksite is different.
Pre-existing public water and sewer or not.
How much foundation needs to be put down.
How much money goes to legal fees.
The quality of the house Can be better or worse.

Just those Can cost the contractor nothing or can cost him millions. So we dont actually know even if we were involved in a different development!
