I still can't figure out why people are paying realtors tens of thousands of dollars (4-6% on selling prices) for homes in Lakewood. The same people calling the realtors could just do a search. If there was a better system, both the buyers and sellers would be saving money.

No one would save any money by leaving out realtors.

They deduct their fee from the sale price.

And btw, once one side has a realtor, there's no extra expense for the other side to bring realtor. They split the fee. Therefore there would also be no way for the seller to offer a discount in that case.

The sale prices would go down in the long run. Initially there would be an incentive for the buyers to save the money by purchasing a home without a realtor since the same/similar home with realtors would be approximately an extra $25,000 for a $600,000 home. Even if it doesn't go down the full 4% and the price goes down a little to readjust for the lack of commissions; if the buyer saves (at most) 2% and the seller saves the other 2% that they would have been giving the realtor then everyone is still saving.

Just think about how much work the average person has to do to make $60,000. That's a lot of money; it's coming off the selling price. The buyers and sellers are paying for it.

I agree that it's crazy, but the 60k isn't going to one person. It's being split between the two agents, and then they split it with their broker.

They probably worked on that deal for 3 months. Spent $ on advertising it. Have secretaries they need to pay. Etc
And just as an FYI, in TR and Jackson you will rarely find a seller paying 6%. Max 5% but more commonly 4%

They don’t give that type of discount. If the seller would have to give $30k to the agents and he decides to go alone, he most probably won’t give more than a $10k discount.
