Paid an exorbitant fee that doesnít match the service and doesnít make much sense in todayís day and age, were it not for the powerful company behind it. Itís 2019. The internet can do some pretty amazing stuff. We donít need Realtors the way they did 50, 20, or even 10 years ago.
So don't hire one when you sell your house. I very happily paid one when I sold mine and it was worth every penny. I would do it again in a heartbeat.

Right. In the current environment itís the only option, and I donít recommend that individuals forgo one, because youíd only be hurting yourself.

Iím just making the point that itís not a very good system, itís very clunky, outdated, and overpriced. I donít think economists would say this model is very good, and they would agree itís causing an artificial price inflation. There is room for (and there should be) an alternative.  I expect we will see a successful one in the next couple of years.

Until then, refusing to use an agent is akin to refusing to pay with a credit card- earn the rewards, because you arenít singlehandedly changing the price/market. Barring, of course, the ďcash discountĒ :)

P. S. I didnít use one when I bought my most recent investment home, and was quite happy, but that was a bank-owned property so not a great raya.

I can agree that if it is inefficient then it will be replaced. Whether that is true remains to be seen. The advice we received from our agent was very helpful and very possibly paid for itself.

Maybe but on the other hand sometimes it takes salesmanship to get the sale done.

You believe you received a consultation worth ~$30,000?

Pretty expensive advice.

In a perfect world, you would have an expert give advice for a much more reasonable price, just like in every other field. Lawyers get paid far less with far more expertise, far larger consequences of their actions, and far more schooling/training. Same with accountants, financial consultants, and all expert consultants/advisors.

It wasn't that much, but I do think that I sold my house for more than I would have been able on my own in amounts which left me with a net profit after having paid him. It was not just the advice but the salesmanship as well. And I am in a sales business.

I question the math behind this

I question the math behind this
Meaning, you feel a real estate agent deals with items/agendas of greater magnitude than lawyers and financial advisors?
It wasn't that much, but I do think that I sold my house for more than I would have been able on my own in amounts which left me with a net profit after having paid him. It was not just the advice but the salesmanship as well. And I am in a sales business.
Agreed. I donít, however, think that the advice is worth so much, itís  only in the flawed system that we have that it becomes worth it. Capitalism says the price shouldnít be dictated by how much you saved/earned, rather how much the next person  is willing to charge for the advice. While you need to play the hand that youíre dealt, I still feel there is a better way.

If you feel he was motivated, because of the dollar amount, to push an otherwise unlikely sale, fair enough. But usually the listing agent and buyerís agent are not one and the same, which would make his salesmanship a moot point. Or do you mean the description/pictures?

Fine, to close the deal. But the networking, searching, matchmaking and even showing is all transitioning online. So most of the agents job is done.

And the typical commission rate has gone down as well. Showing is still very much the salesmanship of the agent.

Yes, the buyerís agent. So even if the salesmanship justifies the price tag, why cut in the listing agent so much?
Which word of math were you unsure of what I meant?
Not sure which math youíre talking about.

I am not a party to any discussion of how they split the commission

http://listingsinlakewood.com

Looks like a macherusa.com specifically for lakewood. Nice website IMHO
About time someone made rental listings available online. I like that you can sort and filter by area/amount of bedrooms, etc.

Seems like they charge less than printed listings cost.
I feel like this has been tried numerous times.

Hope theyíre matzliach.
Rentools.com

This guy tried and seemed to have failed after couple months even with extensive advertising... I believe there were others.. Imo most of the "renting" market in Lakewood i.e. chassanim in BMG have access or want/need such a service..

ETA seems this guy is offering more then just that..
