Why would the seller pass the savings through to the buyer and not keep it himself?
Of course if the commission would go down (say, to 1% or a flat fee) pricing would come down AND the seller could get more money at the end of the day. THAT’s basic economics. Try fighting the mafia that controls the market, though.

It’s like that study the Fed testified on before Congress about credit cards: the fees cause overall prices to increase (above general inflation) in the long run, eventually hurting both businesses and consumer. But because there is a powerful industry that profits off of it, it’s here to stay until an original entrepreneur figures out a way to disrupt it (or Congressional legislation. Ha.)

Economists pretty much unanimously agree that artificially inflated pricing hurts all markets.

Paid an exorbitant fee that doesn’t match the service and doesn’t make much sense in today’s day and age, were it not for the powerful company behind it. It’s 2019. The internet can do some pretty amazing stuff. We don’t need Realtors the way they did 50, 20, or even 10 years ago.

Right. In the current environment it’s the only option, and I don’t recommend that individuals forgo one, because you’d only be hurting yourself.

I’m just making the point that it’s not a very good system, it’s very clunky, outdated, and overpriced. I don’t think economists would say this model is very good, and they would agree it’s causing an artificial price inflation. There is room for (and there should be) an alternative.  I expect we will see a successful one in the next couple of years.

Until then, refusing to use an agent is akin to refusing to pay with a credit card- earn the rewards, because you aren’t singlehandedly changing the price/market. Barring, of course, the “cash discount” :)

P. S. I didn’t use one when I bought my most recent investment home, and was quite happy, but that was a bank-owned property so not a great raya.

I can agree that if it is inefficient then it will be replaced. Whether that is true remains to be seen. The advice we received from our agent was very helpful and very possibly paid for itself.

You believe you received a consultation worth ~$30,000?

Pretty expensive advice.

In a perfect world, you would have an expert give advice for a much more reasonable price, just like in every other field. Lawyers get paid far less with far more expertise, far larger consequences of their actions, and far more schooling/training. Same with accountants, financial consultants, and all expert consultants/advisors.

It wasn't that much, but I do think that I sold my house for more than I would have been able on my own in amounts which left me with a net profit after having paid him. It was not just the advice but the salesmanship as well. And I am in a sales business.

It wasn't that much, but I do think that I sold my house for more than I would have been able on my own in amounts which left me with a net profit after having paid him. It was not just the advice but the salesmanship as well. And I am in a sales business.
Agreed. I don’t, however, think that the advice is worth so much, it’s  only in the flawed system that we have that it becomes worth it. Capitalism says the price shouldn’t be dictated by how much you saved/earned, rather how much the next person  is willing to charge for the advice. While you need to play the hand that you’re dealt, I still feel there is a better way.

If you feel he was motivated, because of the dollar amount, to push an otherwise unlikely sale, fair enough. But usually the listing agent and buyer’s agent are not one and the same, which would make his salesmanship a moot point. Or do you mean the description/pictures?

Fine, to close the deal. But the networking, searching, matchmaking and even showing is all transitioning online. So most of the agents job is done.

About time someone made rental listings available online. I like that you can sort and filter by area/amount of bedrooms, etc.


Seems like they charge less than printed listings cost.
I feel like this has been tried numerous times.

This guy tried and seemed to have failed after couple months even with extensive advertising... I believe there were others.. Imo most of the "renting" market in Lakewood i.e. chassanim in BMG have access or want/need such a service..

ETA seems this guy is offering more then just that..
