Sorry I didn’t read the linked article, but here’s my 2 cents

Even if they can’t make money off the foot traffic, it’s still kdai cuz they’re prob gonna use it as a warehouse and a “base” for deliveries on that side of town. These days they are crazy busy with deliveries and are by far the most popular.
For that they can get a warehouse in the industrial park without needing to spend the money on making it look nice.

I live near Seagull Square, and I go to the current GG maybe twice a year - it's at least a 20 minute trip during the day, and then you have to park.  So I think it will be a new clientele down there, curious to see how it goes.  I do think Evergreen is pretty stiff competition though.

Verizon service has been deteriorating the past few months. Internet barely usable if at all in many areas.
Is ATT better? How about ATT prepaid?
I had ATT postpaid for a few months (using Amex offers), then Verizon prepaid for two months and just switched to ATT prepaid. In the BMG-Kol Shimshon-Coventry neighborhood, ATT and ATT prepaid is significantly better. A speed test in the basement of Coventry shul that got .04 MBPS with Verizon prepaid and 19.38 MBPS with ATT prepaid a few days later. ATT prepaid offers 16GB for $42.65 w/tax when using autopay which seems like the best value if you are primarily in that area.
I am sometimes accused of overthinking things. I am still mulling over whether that accusation has merit.

Your logic is backwards.

Instead leasing a warehouse, they are leasing a store front which gives them presence on the south side of town + it gives them the opportunity to make money from foot traffic.

You would be surprised what a warehouse in industrial park cost these days. Not as cheap as you think

Compared to retail these days plus all of the improvement the location would need for it to be GG?

If it works. That is something that some were questioning. The answer to that was that it can be used as a base for deliveries and that this may be the primary purpose. But for that the expense of this location is not needed.

I heard a rumor that the owners of GG had a good reason for opening a second branch.
Financially motivated, from what I hear.

People, seriously, there can be a dozen reasons why it makes sense, whether they know they have a lot of customers or potential customers on the South side, a cheap lease, cheaper deliveries, fending off Bingo, etc. They also have like a dozen stores within their store and helps spread around the risk. It takes smart people to run a successful store, I'm sure they know all the potential risks and are still moving forward because they have a good plan.

People don't realize how genius this concept is.

They outsource the bakery dept, fresh fish counter, flower shop, etc etc.

The outsourced business needs to handle everything except for accepting payment, and they pay "rent" to GG by giving a high percentage of revenue generated from the sales of their items.

I live within a few minute drive to this new GG location. I currently do most of my shopping at evergreen, because its the only "normal" store anywhere near the south side of Lakewood.  I'm not so into NPGS, super stop, blue ribbon and Yankel's.  I'm sure this new GG will hurt these smaller stores. Keep in mind most ppl living in Toms River arent the "type" to shop at NPGS, even if they tried making it nicer than the other NPGS's.

You can hock all you want but I don't find it all that perplexing that a very successful supermarket opened a 2nd store on the other side of town.
I've never walked into that NPGS so I have no idea about the space. (I do see myself walking into a GG south though.)

It doesn't take too much more space to sublease, than it does to offer those services themselves.
