1: Is there bichlal a market?!
2: What is the rate for a reg townhouse?
3: What is the rate for a 3+bedrm 2bath ranch type?
4: Typically, are contracts for more than two years etc?
5: Is there a listing besides the massa umatan for house rentals?

Any info would be appreciated.

@SS I'm almost sure you can fetch more than $1500 for a 3+ Bddrm + 2bath. Keep in mind a 2bdrm in coventry is almost that price, some areas 2bdrm basements are fetching $1350

Thats what I thought... The market for rentals should be crazy high, unless basements are a different category.

I know of 2 that were rented recently at that price.

New lease meaning new tenant or just renewing a contract?

AFAIR By law they cannot raise it more than 5% a year... Maybe less.
It doesn't matter if you are "renewing" your contract or not. You are the tenant.

I think at least in Lkwd the accepted rate is 3%

I think 5%. b/c I think hud leases allow for 5% so that became the minhag.

Minhag? Accepted? According to NJ State law you are allowed to raise rent by up to 5%. Some people don't raise their tenants rent at all and some raise it by up to 5%.

According to Lakewood rent control you can only raise 5% a year on any unit but it's cumulative which means if you don't raise one year you can raise 10% the next. Up to 20% on an existing tenant. Rabbi Forcheimer has a copy of it in his drawer and other rabbonim qoute him on this limit.

Property tax bill increased from $2750 a quarter to $3100. About a 13% increase :-(

Isn't there a 2% cap on tax increases? Any way to challenge them?

Did your assessment go up? Maybe the cap is only on the tax rate.
