North Miami Beach is a frum enclave that has around 150 Lubavitch families. The Rov is Rabbi Yossi Marlow and the community
is very nice. The Cheder(Lubavitch Educational Center, aka 'Landau') has approx. 1000 kids(don't be late for carpool ;)). The weather is
superb Nov-April(I'd visit Dan for the summer though 8)).

No snow or potholes. Driving is very easy due to the flat and straight roads. Real estate
in NMB is very reasonable with a nice 5/3 house at <$250k. Condos can go for 30-40k. No state income tax and no sales
tax when shipped from out of state(Amazon etc.).

Next day MIA-JFK(LGA?) flights are redeemable with just 15k avios RT. Much more great things about living in Miami, specifically NMB.
Well, as mentioned before, Chein Mokom Al Yoshvov, so I can't be 100% objective. The Rebbe told someone in Yechidus that Miami
is "Yerushalayim of Chutzo lo'Oretz".

How about crime/safety levels there?

Best thing about the midwest (besides for the ample parking and friendly/patient people)...nobody cares what you drive or what you wear.  I know people in LA/Miami/NYC that go into debt just to drive a fancy car "to be respected" :P

My wife and I feel safe. I completely agree that midwest residents have a more reasonable sense of financial priorities(especially in regards to cars).

Not in NMB, maybe in MB or in SB. NMB is a very frum regular community.

Based on having gone to school there.
And I'm inclined to believe that the OP feels the same about PIT at least...

Lol. I dunno what the school was like in the 90's but things have changed a lot obviously because it's a great school.

I wasn't in CLE but I'd venture to say its PIT is probably in par with CLE. The community grows every year as well, so it's flourishing.   Shouldn't just be pushed under the rug.

What a sorry state of affairs we have in Chabad when PIT is considered a great school :P And I've had brothers continually in the school since I was there at the turn of the century and still have brothers there.

And you're talking about a community with very low income, no kosher eateries (other than one of the worst pizza shows in the world and bad chinese twice a week if they feel like it), relatively high crime compared to other smaller cities, terrible traffic, overpriced ancient houses with little place to park and no garages.

But yes, the chabad community there does flourish, primarily due to said mediocre poorly-run school.

LA has a great Cheder, now if they would only fix the girls school....

Also, the reason people have nice cars is not to impress, it's to be comfortable in all that traffic :)
Part of the vast right wing conspiracy.

Cheder Menachem?
Maybe it's just the LA environment then, but some of those boys were the least innocent boys I have ever seen.

A $250K house in Beachwood would pay about $4,000/year.  Is that high?
Don't think so. Even if it was the same house would be double in New York and you'd pay more
-1
It is high!  For a house worth ~650k in Brooklyn you can pay under $5k annually (excluding any exemptions).

+1  Was gonna mention NMB.  Only issue I can think of from what I heard (besides hurricanes ;)) is as Dan guessed - crime (isn't that why they started a Shmira there in recent years??).

He's probably confusing NMB with those guys in Surfside/Bal Harbour  ;) ::) :-X

It would stand to reason that in a place with lower home values that taxes are higher so that the city can make some money.
In Cleveland Heights a $125K house probably also pays $4K/year in taxes, that's just due to their houses being worth half as much when they're there instead of in the Beachwood community but the city still needing to take the same rake.

$250K in Brooklyn would probably buy you a cockroach/rat infested basement.  I've yet to ever even see one of those creatures in CLE in 27 years.
$250K in LA buys you...a garage spot?
