Last 3 houses within 3 blocks of me went for between $600-650k, all within the year. Another few blocks away I know one that went for under $600k. All of them needing only basic work (painting, carpeting, etc.) at most.
Whichb area ?  All the houses I've seen for sale this year (starting spring time) have been 700+.

Northeast of Main and Jewel. These houses were all sold in spring or early summer, which likely means they were on the market prior to that. But then again, I'm sure some of them were initially asking more, but sold for the range I mentioned.

All I can say is it's too bad I'm not looking to move. For the price we'd likely get right now, it would probably be 20+% profit in 2 years, accounting for all costs of both transactions.

From What I've seen here 90% of houses dont actually get sold for the original asking price

Little out of it there but def not the prices I've been hearing.  And not so sure your right about making money at some point it will stop going up this isn't Brooklyn.  In general very few Ashkenazi families buying in kgh any more.
BTW I moved out of kgh to a brand new community starting in long island which has free bussing to both queens and 5 towns. If anyone's interested feel free to pm or all for more info

Most of them are on 69th (Rd and Ave - the first 2 blocks past Jewel), except the cheapest one, which was on Melbourne. Maybe that you know of. I'm not gonna pretend it's a booming community with young couples buying left and right. But by the same token, don't make it sound like it's an aging/dying community, because it's certainly not.

Not saying its dying but mostly a transient community of young renting families.  To expensive and you get to little for your money for most families

It's always been relatively transient. That's just the nature of the rent vs own housing market split of the neighborhood. I'm not gonna pretend it's for everyone - it has it's pros and cons just like any other place. Each person should weight those pros and cons as they relate to that person. Personally I'm very happy here so far.
