Cost of labor is affected by the cost of everything else (and by cost of going of welfare or other public assistance programs). In NYC those costs are extremely high, so labor is more expensive (also NYC has higher minimum wages).
Workers Comp is the killer in NY. Highest rates anywhere.

The cost of construction is up because everyone subs out their jobs so there are multiple layers of people who need to get paid. And the cheapest material is used to maximize profits up the chain.

Wow, that’s amazing and I’m happy to know there are still places where frum people can have the infrastructure they need and still live a solidly middle class life. Denver has way less frum Infrastructure than Cleveland and our crazy housing market has inhibited our growth as a great OOT option. A few families have even left here (can’t imagine the price difference from NY) for Cleveland, Dallas and Cincinnati (Cincinnati was for a of number specific Klei Kodesh jobs) and all seem to be happy with the easier, lower cost of life.

Aside from regulatory reasons, there is also abundant skilled and affordable Amish labor.

So a 3,000 sq. foot house (combined footage including 2 or 3 floors) would cost around $420k? That's where I get confused - how can it be that houses are selling for $50-100k that I guess are decent, but new construction would cost literally more than 4 times that?

Yeah. Because with real-estate we know that there are three things that matter, and age isn't one of those.

Especially if current conditions dictate that

And there's no way the average or median in UH, which is where most of the growth is happening, is anywhere near $300-$400.

I can tell you from personal experience...family in the business...nothing like copper piping its more expensive in the short term, but a neater install and way more durable. I dont think electricians can use Romex in NYC either.

I didn't realize the question was limited to UH :)
It seems to me that if you look within let's say a mile of the Green Rd shuls the median has got to be at least $300k

Of course that doesn't mean you can't find houses there that are $1-200k
