i am not gonna right a whole thing on Montreal just 2 things
1 child care benefits is very generous example if you have 3 kids you get 2k amonth if your income is under 30k a year  and then it;s get less depends on the income
2 children under 5 cost just 175 per month for babysitter and school the government is paying the rest

Sounds good if your in kollel and your wife works...but if you have a real job and your wife stays home (don't need child care under 4), the entitlements don't really do much for you

even if you work it's very good for low/middle class even if you make 30/50k a year you still get a nice amount from child care vs in NYC if you make 30k a year your not eligible for food stamps / section 8

I think most people working are making more than 30k, of not pm me. I'm looking for people for hashgacha work. You'll definitely make more than 30k ( even at $18 per hour)

montreal tuition is considerably lower than other out of town areas since the provincial govt subsidizes

quebec has socialized medicine.

that covers 2 expenses out of the 3 big ones (mortgage, tuition, health insurance)

If you have 3 kids and you're only making 30k you are eligible for food stamps and Medicaid. I believe the cut off is in the low 50k range with 3 kids.

Also Montreal is great, charming. Spent 3 years of my life there. The Quebecois French Canadian part of it sends chills up my spine. They are the worst.

Lots of Chasidim moved here over the last 1-2 years
Housing prices have shot up quite a bit.
Semis are going for mid 500k - lots are all different.
Market has become a bit stagnant, due to lack of available houses for sale, coupled with the large demand that  whatever goes on the market sells pretty fast.

exactly, demand is high enough that SI aint the value it used to be, though still a great place to live. may have to update the pros and cons next year (pros - an excellent carlebach minyan now, more kosher stores open or opening, much more diversity with lots of different chassidic sects and peeps moving in. cons - prices now higher then the applicable NJ/5towns alternatives).

true for those who dont have enough income taxed by NY City, but if u are an ortho jew paying lots of tuition, u may be making enough that the NYC tax/RE tax balances out or may even be better off with a flat 10-20k RE tax per year...

Obviously it depends on size if house, size of property, etc. But I don't think any of us are paying 10k. Also, a major factor is location. Those in Lawrence and cedarhurst are in an incorporated Town so there is another layer of government which obviously means more taxes.

The trade-off between NYC and elsewhere is that NYC has lower RE taxes, but adds an extra layer of income tax. You may pay double the RE tax in 5T, but you don't pay the extra income tax that comes from residing in the city. It just depends which is larger - the increase in RE tax or the increase in NYC income tax.

ETA: Just to be clear, I'm pointing out that all else equal, RE tax is basically guaranteed to be higher outside NYC. You may find specific places where it's low enough to be a no-brainer relative to NYC income tax, but it's still the same equation.

Depends where you are in the five towns. Many people pay 20K+ for real estate taxes and not living in multi million dollar homes

U are lucky. 5 towns is a big place. the places with low RE taxes generally make up for it in higher (unaffordable for middle class) housing costs. I was referring to woodmere/hewlett where housing prices are a good value if u disregard the higher taxes.

The RE tax issue is mostly based on which school district you're in, as that's a major part of what determines your RE tax rate. However, a lot of that is baked into the housing prices as you mentioned.

The Lawrence school district (district 15) includes basically all of Lawrence, Inwood, and Cedarhurst, with parts of Woodmere and North Woodmere. The rest of Woodmere and North Woodmere are with Hewlett in the Woodmere-Hewlett school district (district 14).
