Hi Dan

Firstly thank you for your work that you do with the deals, and more so, the work and research you put in when writing up articles and blogs on important topics.

I’m reaching out because I think this is a very important topic and can be very very helpful for many people.
As far as I know there’s no comprehensive and efficient information out there on this topic.

Would you be able to research and maybe even review and report on the new and evolving Jewish communities around the USA? For example, what type of community it is, is there a Shul, a kosher grocery/restaurant, schools etc. How the housing is and so forth.

I know it’s a LOT, however I’m not sure I know anyone else who might have the ability and resources to put this something like this together.

And this can be extremely helpful to both people who are looking to move for different reason and also just as beneficial to many struggling communities.

these statistics are all useless as they dont even take into account total effective rates (including state and local income taxes), setting aside other economic factors frum jews need to consider. its like ranking states solely based on their hotel taxes. or the cost of cholov yisroel milk.

I don’t see how statewide mean numbers could mean much. Property (and school) taxes are a very localized issue. I spoke to a friend/client of mine that moved to Monsey from C.H. a couple of years ago, because he preferred to have a spacious house rather than living in a condo in Brooklyn. When he told me how much his property taxes are, I was in total shock. Even if he had no mortgage to pay, he would still need to pay around $2,000/month for the privilege of living in Monsey (and probably has a higher tuition bill too).

While the mean rate is #11, I am sure if it were checked by county, Kings county probably has one of the lowest effective rates in the nation.
I've been waiting over 5 years with bated breath for someone to say that!

It's the formula how states evaluates the school district that sucks,
Every district must provide free public schools for all residents plus some basic services for private schools, which cost a fortune, the state gives out education grants based on how poor/rich the community is.
The formula used is they calculate total real estate value of the district which obviously includes those that don't have any kids elderly etc and those that send to private schools divided by the amount of PUBLIC school students, turns out that in a district where most residents send to private schools like monsey and Lakewood pay much more taxes towards education since they don't get as many grants from the state, even if 90% of the public school students are eligible for free meals due to income eligibility.

Agudas yisroel should work on changing the formula either the exclude the private school real estate or they split it by total private+public school students.

I am indeed not moving to any of those, but Buffalo is definitely a decent destination. The prospects of drastically higher IL taxes is a very real risk IMHO.

My point is that dollar for dollar, you will pay less in RE taxes are lower in Chicago than in Monsey or your favorite Northeast NJ community.  That's why the statewide average is misleading.
