When you say broker duo you mean the real estate agent? Bc both my agent and theirs is saying they never ever heard of a buyer requiring it to be removed
Never believe brokers. Even your broker is really working for the seller since that is how he gets paid. They both want to sell the house and get their cut of the deal. In my experience, brokers are complete liers and back stabbers.
That being said 1. Your lawyer is a better option 2. Even if it's rarely done, you still could do it if it makes you comfortable.

Can anybody recommend a termite company that can tell me if there are active termites and if there is structural damage from termites?

I highly recommend dov herman.  He is my uncle and although I have never used him, I know people who have and were very happy with him. I also once worked on a real estate contract/closing and saw his reports and they looked very thorough.

Buying a home in Lakewood, and looking to lock in my mortgage rate this week. Will I get a better rate going through a bank or by calling my local broker? I have good credit/income BH.

Advice to both of you don't make the mistake I made and lock in as soon as sign contact if your lock expires it can cost you a lot to extend and if the rate decreases after it expires they don't have to honor the lower rate.  They give you whatever higher your newer rate or the previously locked rate

Right I just assumed if I'll be ready by the date on the contract I'll b good.  Didn't realize the seller didn't want to choose for another 3 weeks

Which is a whole other discussion in contract negotiation. Sometimes you just have to take the hit if you really want the house though.

Better not to be in that situation, but if it comes to it, a good broker really shows value.

Dont believe the websites. They usually also include a 1-1.5% origination fee.

I just had has an inspector look at a house in Pamona. His name is Anthony. I was very happy with him. He went through everything with me. He charged $500. If anyone needs his number PM me.

Also, anyone have a lawyer that charges around $1,000. A few that i called asked for $1,500?
