I'll inquire. What do you mean by "one free".
i filled out the application and locked in to a rate
between that point and i guess shortly before closing, at any point, i was able to call up and say i want to float down and for free, i get that days rate

3.625, New Jersey, 740+.
did you ask what the points options are? i paid a little to get a lower rate (obviously that requires you calculating your savings and seeing how long it will take to make back that money and decide if its financially worthwhile)

I'm kinda tight with the up front expenses,  So it'll need to be a significant savings for me to it. What did it cost you and how much did it save you?

According to my broker and his pricing, the 3.625 has a lot of "cushion", and tomorrow, it will most likely go down or stay put.

Eta: wow just checked the spread between a conventional and jumbo is huge.

That shouldn't make a difference that's what you pay the PMI for. When a broker says it's that rate with a cushion that means he really can go lower but he's making more money off you. Always play off 2 brokers otherwise the brokers will play whatever they can...
