I heard he's unprofessional, no moving equipment, damages furniture, etc. True?
he wraps furniture, takes apart beds and dining room items.
has a van, way cheaper than any 1 else.
He did many people in Blueberry and VG.
I was happy with him.

How did you get a mortgage with such a high debt to income ratio. I was under the impression that it is federally capped at the high 30s.
Not with FM home loans or MR capital.

How would that help you? You still own shares of the Corp which are assets that are attachable.
This whole concept of placing property in an LLC or Corp is to insulate each property from judgments against one entity vis a vis the other. If the principal of all the entities is personally sued all his assets are attachable.
Even though you're only a partial owner in the C corp/LLC and there is a clause in the operating agreement that prohibits any transfer of funds without an unanimous agreement?

I'm pretty sure that if you have that clause, your legal entity can't be touched since the other owner that is not being sued doesn't agree to the transfer

Yes, multi member LLC'S have what's called charging order protection. C corps do not.

So if the owner of an LLC is personally sued, the debtor can only attach to the economic interest in the LLC, and sit and wait for distributions, while still paying the tax liability!..

So LLC are much better for asset protection than corps. But they need be set up properly.

Anyone have any tips or experience with buying straight from owner without a real estate agent? The seller and I came to an agreement and I was wondering what I'm supposed to do further right now. (Moving to Cleveland!) What fees will I need to pay for that I might not be aware of?

+1 you need to get a signed contract right away. your lawyer will be able to tell you all the fees to expect

What are the steps in making a offer on your neighbors home?
My neighbor listed his house and then took down the listing. I would like to low ball him and try my luck. Do I just knock on the door? Anyone have experience in this situation?

He may have taken if down because he has an offer.

If you are going to lowball, make sure you have a plausible explanation why it is a reasonable offer (will need new roof, siding etc.)

Do you have a friendly relationship with him?

They are most lilely not serious sellers and were looking to see if anyone would bite at their ridicules price- you're  probably wasting your time.

From personal experience, they're all the same garbage. I live in a relatively new development in Lakewood, and everybody is complaining that they can hear the basement and vice versa (FWIW, I believe I got option #2 IIRC)
