How much does a mortgage broker typically charge? And reason to use them instead of going through quicken loans or something?

A good broker/banker will get you a better deal than going to quicken loans or chase/Citi etc.

A local mortgage broker will get a local person to do your assessment. You can get the amount you need.
Quicken loan probably doesn't have a local assessor, the non local assessor doesn't know the real market value of your area. He won't get you the best value assessed for your house.

He should be guiding you as far as what paperwork you need.  And what you can substitute if necessary.  What should be on the paper work, etc.
Shop for a mortgage with banks and brokers for rates and expenses. (Don't give your ss# before you commit to one, although it pays to know your credit score (approx) and shop based on that.)
The more typical your paperwork situation is, the less you may need a broker.

I called quicken. Don't use them. You don't deal with mortgage brokers or financial professionals. You deal with sales people. There is a lot of bait and switch, dishonesty, misleading, etc. Use a broker or go direct to the banks. definitely shop around. get a dozen quotes if you need to.

I did basic shopping by giving my credit score.
But as Yammer points out, multiple pulls for a mortgage doesn't hurt your credit score.
