Anyone have any insights to share with the rest of us from your experiences from looking and buying a house? Good mortgage brokers? tricks? useful relevant credit information? inspection tips? etc

Always make sure you have a home inspection...don't trust the sellers.

The 2 biggest concerns you need to have are roof issues and HVAC issues (these will be the most common expenses.)

Make sure you UNDERSTAND the contract. Not reading it or understanding it won't be a defense if you end up going to court.

Don't have the "i need to JUST buy" attitude. This will be one of the biggest decisions you make and, most likely, be stuck with.
You don't want to wake up every day and be upset you bought a money pit.

A good home inspector is invaluable.  Ours cost $200 but saved us $5K.

We bought a pretty nasty outdated pot house. Yes, they had a "Pot room", the carpet wreaked.
We bought our house for a great price and spent about 50K fixing it up. (New kitchen, 1 new bathroom, new carpet, new tile, fresh paint, new doors, new light fixtures)
Always look at the potential of the house. When I first walked in the house I said there was no way in the world I would ever buy the house. It was nasty! But with a little money my house looks beautiful!
The problem with a house is that things break. Last week my AC broke and we spent $650 fixing a 20+ yr old unit. The house needs all new windows and a new front door. There will always be work to do in a house.
At least the money that I am paying in mortgage I will hopefully get back one day when I sell my house.
First time home buyers are at an advantage with interest rates. I am paying 3.625%

$200?!? I paid $425 here in NY and I'm told that is on the lower end. Wow! the cost of living here
