What size Air conditioner?

I am trying to figure out the right strength A/C for my dining room.
12'x17' dining room (200 square ft.) , in a brooklyn apartment.
middle floor (4th of 6) average ceiling height (8'-9') good shading.

online calculators or giving me varied numbers. anywhere from 5400 to 9100 BTU
from anyone's experience what BTU do I need, practically?

also, where to buy? any good deals?

Lots of stuff u need to factor in; room height, is it well insulated, top floor....

I wed suggest u go with a 12k to be safe and if have enuf amps.

Sometimes 12k works to well and you end up freezing, so u turn it off and boil and rinse and repeat.

which is 1 of the reasons i'm trying to get a better idea of what i need in the first place...

Get one with a digital thermostat control and you won't have that problem.

It's actually hard to find one that is not digital these days, unless u shopping on cl or in dumpsters :-)  :)

no
two small doorways (door-sized, not big archways) off the dining room sideways (one closed, 2nd towards hallway/kitchen)

8k BTU should do the trick
for a small bedroom perhaps, but 8k for a dining room won't really work ifbu like it being chilly. 8k will make the place bearable.

My bedroom has a 12k.

8k is probably to small but 12k is probably to big
i would go for a 10k

Dont forget.. if your unit is too large for the room, it will cool perhaps too quickly which will leave a dampness/humid feeling.

12k will not be an overkill, if u put a 20k unit then that may cause issues.

Bottom line: if you are trying to save money then go with a 8k and it will keep the place bearable to cool. If u care more about cooling the place down then get a 10-12k.

Othet factors to keep in mind is if the sun is beating on the windows of that room, also if there is a door to that room so that the air stays inside..

That last bit is really important. I live in a garden apartment where the living room gets a ton of sun and it's completely open in an ell shape to the dining room, as well as being open to the stairs. So we have one AC unit in the living room for that whole area (and technically for the kitchen too, though I have a window fan there to make it a little better). Because of the room setup we needed a lot more BTU's than the square footage alone would suggest. The stairs is probably the worst part because all the cold air sinks down into the dead space of the stairwell.

I'd go for 10k. I used a 10k in a similar sized 2nd floor room with no sunlight and 11' ceilings. I think 8k will have trouble cooling the space.
