Sounds perfect lol, look at Monsey! Roads are too narrow for the traffic, not enough sidewalks, garbage in the streets etc
Glen hill is a new development. Who know where getty is? Its a drop up the block from there. (Not towards tuvias) And there are a lot of requirements to be filled in order to get a room tax free or even more so a house. You need the paperwork. The minyan. The fire code. The building code. It ain't simple. But if u pay off st Lawrence and bribe him enough then ur good to go. And yes dyke area personally is the next upcoming great place for yeshiva light who work but are still machshiv the torah life.

my guess is chesnut ridge, i think dike- astor is more money.
Every kolel guy I know (who bought a house in the past 2 years) bought in Chestnut Ridge, it's got to be near the bottom in terms of price
