they have a train that goes through the city but it depends on where your staying

Sydney's got great public transport.
As far as places to eat it's been quite a few years & I know places opened & closed...

ChabadLand a/k/a Sydney,AU  is a residental community where you will need Home Hospitality unless you dont mind mind walking over an hour to DownTown. (I call it CBLand since basically thats who makes up the vast majority of the local community with numerous shuls, unlike MEL).

So are there really no Hyatt/SPG hotels that are within a couple miles of shuls in SYD?

It looks like "Chabad of the City and CBD" is just a 1.1 mile walk to the Park Hyatt Sydney.

But that Chabad house doesn't appear to have a website or any info.  Does anyone know anything about it? Do they have a minyan on shabbos?

 there is a Main Syn its next to SOTP (Sheraton on the Park) Id guess a 20-25 min walk from the PH, only most of those who attend drive to shul as they live in BB (Bondi Beach area). So Id say its closer to 90 mins BB to PH

Id be very surprised if Chabad has anything going on DT as no Jews live there and they reach most out in Bondi

Ah well.
Looks like Bondi is a 4-5 mile walk.  Definitely more than I would care to.

5- Shabbos is Home hospitality , I stayed by a friend and will do so again in Aug. There is a shul DT but no meals and most of those who come drive so if having a Shomer Shabbos minyan is important theres nothing DT

Home hospitality meaning I just post here and someone offers to have me? That would be awesome. I need the weekend of July 30th-Aug 1st. Seriously.

 I will miss U by a week, I would ask my friend but they are suppose to still be in Israel that Shabbos themselves.

 I dont think there are many people from SYD on this site. So unless you PM aussie and ask if he could set you up , Id say the best thing to do is contact 1 of the Chabad centers in Bondi Beach area and inquire of them if theres a Hotel walkable to them or if they could make other arrangements

Funnily enough, I actually haven't been in and around Sydney for a few years, too busy seeing the world. So I reckon those that were there more recently are more informed to chime in.

 since you will be in town only a couple of nights , Id say MS to simply take the tarin into town (The Rocks Area/Circular Quay) and walk around and take in the Bridge and Opera House lit up.

 as for Sun you can take a ferry over to Manly and explore there, or to the Zoo (both have very nice views of the City) Do a GreyLine tour to Canberra (the Capital) or depending on the weather a train out to the Blue Mts (most likely this wont be good due to the weather but you never know), SYDs Grand Canyon

Did you check exactly how far the walk is from SPG or Hyatt to the nearest shul?  Might not be so bad to just walk shabbos day to a shul with a lunch. 
Or if you want to be by all 3 minyanim, leave before shabbos on public transportation to shul with money for the ride home.  Then you just need to walk back friday night, there shabbos morning, and stay there until MS when you have the money to take public transportation back to the hotel.

It's about 45 minutes from CBD to Bondi and not worth it in my opinion. People in Sydney are willing to have guests, you just gotta find them. Also, with all the money I'll be spending for the rest of my trip I'd like to take it easy for this weekend.
