Property Taxes
« on: February 03, 2014, 06:17:27 PM »
How can i find out how much taxes will be on a home that's for sale?
Does it go by assessment? If so does it get reassessed when it changes ownership?
I'm not supposed to trust zillow right?
TIA

Zillow can be right about the taxes, if not sometimes outdated. That's public records not their own guess which is where they are usually way off. The assessment doesn't change when you buy it. However if you buy it under the assessed value you can use that as an argument in a tax appeal.

One way is to ask the broker.

I'm assuming you mean real estate broker.
What if it's for sale by owner?
Which it is  :(

They are older, would they be getting a break because of that?

They shouldn't be. Brokers cannot usually be trusted as they don't always have recent date. If you call the local tax office they will give you the info. Have done this many times. You won't have to speculate or bother the seller for the tax bill.

Ok...
After calling the tax assessor http://www.ramapo.org/page/assessors-office-21.html who sent me to someone else i got an answer. Comes out to WAY more than zillow, no surprise. And they had record that the owner is 65 and has a lower rate, so asking the homeowner wouldn't work.

all i can find is

BASIC STAR is available on a homeowner’s primary
residence only, and for households with an income
of less than $500,000. Homeowners need apply only
one time* for BASIC STAR, and it remains in effect
until ownership of the home changes. However, the
exemption amount is calculated each year, and the
actual tax savings may change annually
