I am looking at a home and i am unsure if it can be made in to a 2 family with relative ease or will it require a ton of work and money

That's more than just zoning. It's also building codes.

Ask the seller's realtor. Eventually you'll have your own lawyer representing you in the purchase, but if the answer is simple, the realtor might know.

The realtor was unsure! based on the info i found i am inclined to believe it is! i am just trying to confirm it?
